For a Smooth Long-Term Stay:
Easy Booking Process: Before you book while during the request period or after your booking is confirmed for a wonderful 30+ day California getaway, we kindly request your cooperation in completing a few quick steps. Property access shall not be granted without having all the following:
Rental Application: To make your stay as pleasant as can be, we'll appreciate your prompt completion of a rental application and tenant screening. This is a routine step to ensure your comfort and security.
Rental Agreement: Following your booking confirmation, we'll send you a separate Long-Term Rental Agreement. This personalized agreement will help outline the terms that suit your extended stay needs.
Valid Government Identification: Before signing the rental agreement, we kindly ask for a valid government identification. This helps us ensure a smooth process and your peace of mind.
Renter's insurance with a minimum of $100,000 required at the signing of the lease, with landlord and/or property added as the additional insured on the policy.
Your cooperation in these steps will contribute to a delightful and worry-free experience throughout your extended stay. Feel free to reach out if you have any questions or need assistance.
Please be aware that bookings is be subject to cancellation under the following circumstances:
If the credit check is declined.
If the outcome of the credit screening does not meet the host's satisfactory criteria.
If the rental agreement is left incomplete and the corresponding deposit, as per the rental agreement, remains unpaid.
If the requested documents are not finalized while during the request to book period on Airbnb or if already a confirmed booking, then within 24-72 hours after booking confirmation.
Kindly note that access to the property shall not be granted until the aforementioned documents are fully provided, completed and approved. Your understanding in this matter is greatly appreciated.
Regular Maintenance of Shared Spaces: To ensure a pleasant stay for all, we will access the common areas after each guest check-out to prepare the rooms for our esteemed visitors. Additionally, monthly cleanings will be conducted to maintain a high level of cleanliness.
Pool Maintenance Schedule: The pool will receive maintenance attention twice a week to guarantee the utmost standards of hygiene. This is to ensure a safe and enjoyable swimming experience for everyone.

To ensure everyone's safety, please be informed that our property is equipped with an actively recording audio and video Ring Doorbell at the front entry. Additionally, security cameras with floodlights are strategically placed above the garage door, facing the driveway. Your understanding and cooperation in maintaining a secure environment are greatly appreciated.
We welcome service dogs to our premises, with the following guidelines:
Pets other than registered service dogs are not permitted.
A maximum of 1 service dog is allowed per guest.
Prior to arrival, please ensure that your service dog has been treated for fleas and ticks.
Kindly pick up after your service dog during your stay.
To maintain cleanliness, service dogs are not allowed on the furniture, and any dog hair must be cleaned before your departure. Your adherence to these guidelines is appreciated..
House Care Etiquette:
Please ensure that if you open it, you also close it; if you borrow it, kindly return it; if you turn it on, remember to turn it off; in the event of breakage, take responsibility for fixing it; when you use it, treat it with care; any mess created should be promptly cleaned up; and if you happen to move it, please remember to put it back in its place. Your cooperation in maintaining a tidy and respectful environment is greatly valued.
YOU, THE TENANT, IS RENTING ONLY THIS 1 BEDROOM YOU BOOKED ON AIRBNB IN A 4 BEDROOM SINGLE FAMILY RESIDENCE. TENANT HAS EXCLUSIVE RIGHT OF POSSESSION ONLY TO THIS PRIVATE BEDROOM AND BATHROOM, ALL COMMON AREAS OF THE HOUSE AND THE BACKYARD INCLUDING LIVING ROOM, KITCHEN, LAUNDRY MACHINES IN THE GARAGE, JACCUZI AND COWBOY POOL, WIFI, UTILITIES, A/C AND HEAT THERMOSTAT, DRIVEWAY ON A FIRST COME FIRST SERVE BASIS (STREET PARKING AVAILABLE). TENANT HAS NO POSESSION TO ANY OTHER BEDROOMS AND/OR BATHROOMS/SHOWERS; NO POSSESSION TO THE GARAGE FOR PARKING A CAR; NO POSSESSION TO OURDOOR JACUZZI HEATING SYSTEM OR COWBOY POOL SYSTEM. DURING THE PERIOD IN THIS CONTRACT, TENANT SHALL BE SHARING ALL COMMON SHAREABLE AREAS WITH OTHER TENANTS RENTING THE REST OF THE BEDROOMS AND USING ALL SHAREABLE COMMON AREAS INSIDE THE HOUSE AND IN THE YARD, AT THE TIME OF TENANT STAY.
1.Tenant shall at its sole expense, keep and maintain the Property and appurtenances in good and sanitary condition; wash/dry/put away after every use of the kitchen amenities; clean after each use of all common areas (interior and exterior) to keep the entire place clean and sanitary and inviting all the time.
2. Landlord and landlord's property maintenance team, Vendors (to fix broken appliances or items), including cleaning team shall be able to access common shared areas of the house and backyard to prepare the property for other renters and/or do improvements. Pool/spa and gardening maintenance is done early morning of every Friday of the week. All tenant property shall be locked in the tenants' bedrooms for safety.
3. For security reasons, house has actively recording Audio & video Ring Doorbell at the front entry and security cameras w floodlight located above garage door facing driveway. They will be recording during tenants' entire stay.
The Tenant is prohibited from:
a. the storage of expensive articles on the Property if it creates an increased security risk; and
b. the growing of, or storage of, medical marijuana on the Property.
c. The Tenant shall not perform any activity on the Property that the Landlord feels significantly increases the use of electricity, heat, water, sewer or other utilities on the Property.
8. Pool is less than 6' feet deep & has no safety fencing. Pool hours are from 9 a.m. to 10:00 pm. No diving is allowed as serious injury, paralyzation, or death may occur from diving. Soak at your own risk and never swim alone. If you are sick, pregnant, or have any health issues, we ask that you do not use the soak pool or hot tub as safety is our primary concern. Pool is cleaned on Fridays. We use chemicals for sanitation. By renting this home or bringing a guest of the renter, you absolve us, the owners, of liability due to injury or death.
9. Lockbox code to a physical key for the room is provided at the check-in. Lost keys get $200 charge to be replaced.
10. NO property entry information or property access can be granted unless all rental paperwork are completed.
11. TENANT SHALL BE SHARING ALL COMMON SHAREABLE AREAS WITH OTHER TENANTS RENTING THE REST OF THE BEDROOMS AND USING ALL SHAREABLE COMMON AREAS IN THE HOUSE AT THE TIME OF TENANT(S)' STAY.
12. Once a month, cleaning crew shall be cleaning all common shareables areas in the house. 24-48 hour notice will be given to all tenants. Keep your doors locked. Individual bedrooms shall not be cleaned by the cleaning crew.
