Welcome to Your Extended Stay Home! We are delighted to have you here and want to make your stay as comfortable and convenient as possible. Whether you are visiting for business or leisure, our goal is to provide a welcoming and enjoyable home away from home. Important Information for Long-Term Stays (30+ Days) A valid government-issued ID is required for all guests. Once your booking is confirmed, we will send you a separate Long-Term Rental Agreement via email. This agreement outlines the terms of your stay and must be completed, submitted, and approved before access to the property is granted. Your understanding is greatly appreciated. A lockbox code is provided at check-in for access to a physical room key. Lost keys will incur a $200 replacement fee. Early check-in is available based on availability to ensure a seamless arrival experience. Guest Access: This rental includes one private bedroom and one private bathroom in a five-bedroom single-family home. The living room, kitchen, laundry machines in the garage, pool, Wi-Fi, utilities, A/C and heating thermostat, and backyard are shared with other guests. Driveway parking is available on a first-come, first-served basis, and additional street parking is available. Access to other bedrooms, bathrooms, and the garage is not permitted. Pool and spa heating is not included in the rental. During the stay, common areas inside the house and yard will be shared with other guests. Personal items should not be left in common areas. Guests do not have access to any other bedrooms or bathrooms. The garage is not available for parking. All personal belongings should be kept inside your private bedroom at all times. Following these steps ensures a pleasant and worry-free experience. Property Upkeep Responsibilities Guests are responsible for keeping the kitchen and all shared areas clean after each use. Kitchen items should be washed, dried, and put away immediately after use. All guests are expected to maintain good sanitation and cleanliness throughout their stay. The landlord and maintenance team have access to all shared areas of the property for necessary cleaning, repairs and improvements, without prior notice to guests. Our cleaning team may enter shared spaces as needed, depending on occupancy and guest turnover. Monthly pest control service is scheduled to keep the home bug-free, and guests will be notified in advance when access to rooms is required. Weekly pool and gardening maintenance occur weekly. Safety and security: For safety and security, the property is equipped with an actively recording audio and video Ring Doorbell at the front entrance, as well as security cameras with floodlights above the garage, monitoring the driveway. There are also non-operational cameras at the front entrance ceiling and in the yard. Cooperation in maintaining a secure environment is greatly valued. The guest is prohibited from storing expensive items that pose a security risk, growing or storing medical marijuana on the property, or engaging in activities that significantly increase electricity, water, or utility usage. Personal belongings should not be left in shared areas and must be kept in private rooms. Shared spaces should be cleaned immediately after each use to keep all shared areas clean and inviting for everyone at all times. House care etiquette: House care etiquette is essential to ensure a pleasant stay for everyone. If something is opened, it should be closed. If borrowed, it must be returned. If turned on, it should be turned off. If broken, it is the guest’s responsibility to repair it. If used, it must be handled with care. Any mess should be cleaned up, and anything moved should be put back in its original place. Maintaining a tidy and respectful environment is appreciated. areas. Property Rules and Restrictions Unauthorized guests and subletting are strictly prohibited. Smoking, vaping, and any illegal activities are not allowed on the property. Guests may not store valuables or medical marijuana on the premises. Activities that significantly increase electricity, water, or utility use are not permitted. Guests are responsible for refilling or replacing the propane tank for the gas grill. If you submit the receipt, we will reimburse you for the cost. Mail and packages: Mail and packages must be managed appropriately. Guests should update their mailing address before check-out, as mail and packages will not be held, forwarded, or returned. Any mail received after check-out will be marked “Return to Sender.” Pool and spa: The pool is less than six feet deep and lacks a safety fence. Pool hours are from 9 a.m. to 9 p.m. Diving is strictly prohibited, as it may cause serious injury, paralysis, or death. Use of the pool is at the guest’s own risk, and swimming alone is discouraged. Individuals who are sick, pregnant, or have health conditions should avoid using the pool or spa. The pool is cleaned every Friday with chemicals for sanitation. By renting this home, the guest assumes all liability for pool and spa usage. The pool is not heated, but the spa (hot tub) is available for heating at a rate of $50 per day. The spa remains a shared amenity, meaning others may use it as well. In the past few years, guests have rarely requested to turn it on. Pool & Spa Heating Clause If a guest chooses to pay for spa or pool heating at an additional cost, this does not grant exclusive access to these amenities. The heated spa and pool will remain as a shared area available for use by all guests staying at the property. Paying for heating does not provide private or reserved use, and all guests are expected to share these spaces respectfully. Quiet Home Policy: To ensure a peaceful environment, a strict quiet home policy applies to shared spaces and guest rooms at all times. Loud conversations, music, TV, or any noise that can be heard outside the room are not allowed. The home is shared with other guests, some of whom work night shifts and sleep during the day, so consideration for noise levels is essential. Musical instruments, speakers, or any amplified sound devices should not be played inside the house. Service Dog: Only registered service dog allowed; no other pets are permitted. Before arrival, service dog must treated for fleas and ticks. Owners are responsible for cleaning up after their service dogs, ensuring they do not get on the furniture, and removing any dog hair before departure. Parking: Street parking is available, with a maximum of one car per guest. Driveway parking is shared among guests on a first-come, first-served basis. Thank you for your cooperation in advance! I have stayed at a good number of airbnbs and Nelli’s was by far the #1 BEST! The home is beautiful & located in a very quiet, peaceful neighborhood. The neighbors are kind. I always felt safe there. I rented the downstairs room & it was a good option as it’s right next to the laundry, kitchen, dining room, and pool. When I was there, Nelli sent me a message asking if there was anything else that would improve my stay. Everything I mentioned, she delivered on! I didn’t expect that and it was so nice to have such a responsive and actionable host. I wish I could’ve stayed longer and will definitely choose her home again when we return for vacations in the future. Thank you, Nelli!!!
