Please carefully review these important House & City Ordinance Rules,"Terms of Booking." ○ Minimum booking age - 23 years old, per City Law (no exceptions). ○ Maximum occupancy is 16 (strictly enforced, per city ordinance). ○ All guests must sign "Big Bear Lake Rental Regulations Form," per City Law and Vacation Rental Agreement. ○ A valid email address is required to book a reservation. ○ Copy of Government ID Required (City Law). ○ Parking - Max 6 vehicles. Garage (2 cars) + Driveway (4 Cars). No street parking. Do not use the 1 car parking. ○ No smoking/vaping/drugs allowed inside the house. ○ Damages - report all damages within 2 hours of your arrival. If you fail to do so you will be responsible for the cost of the damage. ○ Leaving a firearm behind will result in a charge of $150 per hour to facilitate its proper handling and return to law enforcement. Guest is required to submit the following to host (24 hrs before check in latest): ○ Valid government Driver License/ID with age 23 and over ○ House Rules/Agreement ○ Good Neighbor Brochure ○ Valid phone number in case of emergency contact during your stay. Security: ○ For security reasons, we have actively recording audio & video Ring Doorbell at the front entry door and security cameras w floodlight located above garage door facing driveway overlooking the front courtyard. These cameras are active and are going to be recording during your stay. There is also a smart home device in the hallway on the first floor which actively records noise decile levels. It does not record audio or video. This device has the capacity to track the amplitude of decibel sound waves only. Check in: ○ Regular check-in time is 5 pm & check out time is 10 am ○ Early check-in or late check-out may be offered during off seasons (if available) - Call a day before for availability. ○ Early Check-in FEE $50 p/hour (as early as 11:00 AM) ○ Late Checkout FEE $50 p/hour (as late as 3:00 PM) NOTE: Early check-in or late check-out Not offered during high season and during events and holidays Noise: ○ City of Big Bear Lake has noise ordinances. ○ Fines apply and/or eviction if rules are not followed. ○ No loud noise or music allowed at any time of the day. If your neighbors can hear music, you are in violation of the City Ordinance. ○ Outside sound emanating from music, and people is prohibited from 10:00 p.m. - 9:00 a.m. ○ Music may not be heard at the property lines at any time of the day (incl. music coming from inside the home). ○ If the noise ordinance is broken, guests will be penalized and asked to leave without refund. ○ During daytime hours of 9:00 AM - 9:00 PM, we ask guests to be mindful of excessively loud noise and to be respectful of the neighbors as the home is in a quiet residential neighborhood. ○ There is a Noise level monitor installed in the hallway on the first floor. If sound decibels exceed a certain threshold you will be notified & we will contact the guest about it. Voice or sound is not recorded on these devices. This device has the capacity to track the amplitude of decibel sound waves only. ○ We do not service local bookings within 20 mile radius to avoid loud parties. Safety: ○ The home may not be safe for children under 8 as we have no safety gates in on the stairways, and we have BBQ Grill. ○ Children should not be left unattended ○ Children must have adult supervision at all times ○ Winter weather warning- From November through March, all vehicles are required to carry chains in their vehicle. ○ By renting our home or being a guest of the renter you absolve us, the owners, of liability due to injury or death RULES AND SAFETY GUIDELINES Guest agrees to abide by the following rules and safety guidelines: ○ No children under the age of 14 are allowed in the hot tub without adult supervision, in accordance with California health and safety regulations. ○ No glassware or breakable items are allowed in or around the hot tub. ○ No running, diving, or rough play in or around the hot tub. ○ Limit hot tub use to 15-20 minutes per session to prevent overheating. ○ Pregnant women, individuals with heart conditions, or those under the influence of alcohol or drugs should consult a physician before using the hot tub. ○ The hot tub must be covered when not in use to maintain cleanliness and safety. ○ Guest acknowledges that snow and ice create hazardous conditions and must exercise caution while walking or engaging in snow-related activities. ○ Guest assumes full responsibility for any injury sustained while sledding, skiing, or engaging in snow-related activities on or near the rental property. ○ Guests using bunk beds must follow manufacturer weight limits and safety instructions. ○ Children under the age of 6 are not permitted on the top bunk. ○ No jumping from bunk beds or using bunk beds for anything other than sleeping. ○ Guests must follow all instructions for the safe use of the fireplace, firepit, and fire grill. ○ Fires must be fully extinguished before leaving the area unattended. ○ No flammable liquids or materials should be used to start or sustain a fire beyond designated fire starters. ○ Guests must use caution when walking on indoor and outdoor stairs, especially in poor lighting or icy conditions. Pets: ○ Only 1 dog allowed at $150 extra charge per dog (maximum 1 dog allowed unless other arrangements are made.) ○ Only small dogs under 15 lbs are allowed. ○ Dog(s) must be treated for fleas and ticks prior to arrival. ○ Guests must pick up after their dog. ○ No dog is allowed on the furniture and all dog hair must be cleaned up prior to departure. ○ Guests are required to disclose if they will be brining dogs prior to checking in as we have to organize a special cleaning after your check out. ○ We welcome trained service animals as required by law. If you are traveling with multiple service dogs, please let us know in advance so we can ensure the best accommodation for your stay. Hot Tub: ○ Hot tub heating is available for $45/day otherwise hot tub temperature is about 80°F. Trash: ○ Garbage cannot be placed outside or in other garbage cans throughout the neighborhood. ○ Garbage shall be taken to the disposal site. Directions posted in the house. ○ Eviction clause : Eviction with no refunds if guests receive a citation from the City. ADDITIONAL RULES: ○ All rules outlined on the booking website shall be enforced, taking precedence over any signed contract, due to necessary fundamental modifications to the property details on the booking site. ○ Rules may state house has a crib, however house does not have a regular crib but a Pack ‘N Plays. ○ If you open it, close it; if you borrow it, return it; if you turn it on, turn it off; if you break it, fix it; if you use it, take care of it; if you make a mess, clean it up; if you move it, put it back ○ Bookings within 24 hours of check-in will require driver's license prior to check-in ○ Local guests please contact me prior to booking. ○ House has 2 heating system and 1 operating fireplace in the living/dining room. There is an old looking "fireplace in the game room for decoration purpose only". By renting our home, being a guest of the renter you absolve us, the owners, of liability due to injury or death.

Please, make yourself at home. Entire House is set up for guest enjoyment except: hallway closet on the 1st floor and a closet on the 2nd floor bedroom are locked for high quality housekeeping. Also, 1 car garage is locked for homeowner storage but we still have a 2 car garage along with 3 car driveway available for guest use.
